Unlocking the true value of off-market land. We follow a simple six step process, with all costs paid by us:
Make contact with the landowner of off-market land;
Assess site viability with sophisticated software, planning consultants and architects;
Offer and sign a purchase option agreement with the landowner;
Submit a planning application and conduct necessary site surveys;
Successful planning approval and the landowner’s payday;
Elevate Land or a chosen developer commences the build.
For land which already has the benefit of planning permission, we can find a suitable developer to build out your site.
Alongside our passion and drive, we have a power team of professionals, whose experience and knowledge is second to none. We have financial backing and are ready to take sites through planning immediately no matter what their size. We do not “land bank” like some developers, so we will start the planning process as soon as we have a signed agreement with the landowner.
Property Investment
We have completed Continuing Professional Development (CPD) accredited professional training in property investment, equipping us with best practice knowledge across a range of proven property investment strategies. Our network includes experienced property investor and developer mentors with established, multi-million pound portfolios.
Our current property investment strategies include Serviced Accommodation units in central Bath; and multi unit freehold blocks, either mixed use or residential. Driven by a commitment to community impact, we also aim to meet the housing needs of vulnerable individuals where possible.
We work closely with organisations to ensure every property is safe, accessible, and fit for purpose - while offering our investors low-risk, long-term returns backed by secure lease agreements and strong demand.
My Story.
Hello!
I’m Zoe. I grew up on an arable farm in Somerset, where land and rural life were central to my upbringing. From mucking out stables and riding alongside my father on the combine harvester to helping welcome guests at our family run bed and breakfast, I gained an early appreciation for both the practical realities of farming and the commercial side of rural enterprise.
Realising the value of land and property, I purchased my first flat in London aged 24 and completed my first full renovation project, increasing its value by 48%. However the draw of corporate life was too enticing and I went on to qualify as a solicitor, working at a Big 4 Professional Services firm in London for 10 years. Following a relocation to Bath to start a family, I built a successful Serviced Accommodation portfolio with a joint venture partner. After establishing a property based business, expanding into land was the natural next step in my strategic growth - leading to the creation of Elevate Land.
Alongside this journey, I’ve witnessed firsthand how my young disabled relative and her family struggled to find suitable housing nearby that supports independent living with 24/7 care. This has made me appreciate how life-changing the right home can be. That experience drives my commitment to helping vulnerable individuals secure appropriate properties for their needs - somewhere they can call home.
